The gates of Nyon

Situation

The project meets the requirements of a neighborhood plan adopted in January 1985. The area was transformed from an agricultural zone into a building zone. From 1986 to 2004, three successive phases, interrupted by the vagaries of the economic situation, led to the construction of a 200-home residential complex.

The program comprises 2 buildings with 18 and 24 apartments for sale as condominiums. Adjacent to this second building is a small artisanal zone, which has been converted as tenants wish, to accommodate a large crèche-garderie, much appreciated by the neighborhood for its convenient location, as well as nuisance-free service activities.

The underground parking lots are located in the center of the complex, beneath the playgrounds which, together with the previous stage, form a green public square sheltered from car traffic. One of the buildings is bordered by the Nant de Signy, a small river whose banks are planted with trees, thus creating private spaces framed by greenery.

Project

References to village-style architecture. The entire building features apparently traditional gable roofs, but with the following distinctive feature:

the different sizes, ranging from one to four storeys on a first floor, are punctuated by gaps in the form of vast private terraces offering their occupants unobstructed views of the lake, the Alps or, more simply, the abundant vegetation bordering the Nant de Signy.

The first floor apartments are not to be outdone, as they each benefit from a comfortable private garden with no close neighbours.

The typology of the apartments, ranging from three-and-a-half to five-and-a-half rooms and from 100 to 150 m², emphasizes the principle of spacious living areas with an average surface area of 30 m². The majority of apartments on the upper floors are duplexes with mezzanine and internal staircase, giving each one the character of a detached villa.
