Urban district developed in the 1950s

The building, erected in 1955 in the north-western part of Lausanne, is part of a neighborhood development initiated at the time to meet the growing demand for rental housing.

Situation

It is therefore part of a large area dedicated to collective housing, which at the time was a major development zone for the city.

With its 38 apartments spread over four levels above the first floor, the building is part of a “comb” layout, perpendicular to Avenue de Beaulieu, thus exposing its main facade to the south.

Regularly maintained and subject to various small-scale alterations and improvements over the years, the building underwent a major facade renovation in 2002-2003, involving complete envelopment and the installation of 60 mm insulation with fibre cement sheet cladding.

This intervention was accompanied by logical complementary measures, such as the replacement of the original glazing with insulating glass mounted on PVC frames, and the replacement of the boiler.

With 15 individual garage-boxes and 3 outdoor parking spaces, the building offers 2,230 m² of gross floor area and, prior to the latest intervention, was in fairly good general condition, apart from the interior fittings, which required modernization and refurbishment to bring them into line with today’s requirements.

Project

Renovation and technical upgrading. Based on a detailed assessment, it was decided to carry out a complete renovation of the kitchens and bathrooms, which are now fitted with standardized appliances and have new coverings.

Similarly, the bedrooms needed a major refresh, as did the circulation and access areas.

A delicate project par excellence, given that it had to be carried out while the tenants were still in place, the project was entrusted to a general contractor specializing in renovation, with architectural direction included in the contract.

The work undertaken includes new HVACSE technical installations, and the complete replacement of the electrical installations, which have been brought up to current standards (from 6 A to 13 A).

Existing elevators are being replaced, corridors and apartment lobbies completely renovated, and landing doors replaced with EI 30 doors fitted with tribloc locking.

Two of the 4 rooms have been completely renovated, and the laundry and drying facilities have been replaced by the latest generation.

With 11 of the 38 apartments empty, it was possible to organize a rota to provide temporary accommodation for tenants during the works, which at the end of the project resulted in a fully refurbished building, exterior and interior, technical installations and amenities in line with rental market expectations and current standards.
