Situation

The various owners had to launch a renovation project, while taking advantage of the work to improve the building’s thermal envelope.

Program

The main challenge of this project was to renovate the envelope of a building belonging to three different owners, who had to find the necessary agreement to carry out the renovation, on an occupied site, while minimizing the impact on the inhabitants.

Realization

The work was carried out in three stages. First, removal of the marble facades and treatment of the concrete’s carbonation. The second stage involved insulating the facades and sealing the attics.

Finally, as regards the windows, the existing ones were replaced by triple-glazed wood-metal windows, and the existing roller shutters by stackable shutters, slatted blinds, canvas blinds and projection blinds. Inside, new window frames and curtain rails were installed.

Technical

To make things easier, the blinds were powered from the façade. New smoke vents were installed on the roof.

Special measures

Prior to the work, a large part of the facades, clad only in marble, was subject to weathering, leading to deterioration of the concrete and steelwork. Extensive decarbonation work was required to protect the reinforcement and sanitize the concrete, prior to installing the insulation.

Challenges

The site installation plan proved complex to implement. The narrowness of the busy access road, the need for a passage reserved for local residents and a protected green zone all added up to high costs.

Various visits to the site, meetings with the authorities and with the civil engineer and scaffolder, enabled us to change the site plan and come in within the dedicated budget.
