Situation

The building is set in the difficult topography of this region, characterized by steep slopes and a rocky roof that is often outcropping.

The building program is designed to make the most of the site’s character, offering future residents the best possible access to living rooms and spacious balconies, projected over the facades.

The standard of construction and design corresponds to the requirements set for single-family homes, with the choice of finishes left to the lessee’s discretion, and with the basic specification including high-quality, fully-equipped bathrooms and kitchens.

Project

Advantageous use of the site. The ensemble has a pleasant appearance and a relatively discreet massing, partially absorbed by the natural configuration of the site, which favours the positioning of the buildings in the terrain.

The classic gable roof tops a modern building of reinforced concrete and concrete brickwork, finished with a mineral rendering, tinted in the mass.

The glazing provides a high level of insulation: PVC-framed, it is fitted with highly insulating glass, offering a thermal absorption of 1.1 w/m². Balcony railings are made of locksmith’s work, with a sheet of safety glass as trim, so that views can be preserved and more light enters the living areas.

The various CVSE techniques are adapted to the requirements of the PPE standard and the project itself. Of particular note are the pre-wired individual ISDN connection and underfloor natural gas heating.

The design of the garage eliminates the need for mechanical ventilation, thanks to permanent openings, such as the openwork access door, which provide natural ventilation.

Great care has been taken with the external landscaping, which, given the nature of the site, requires major work, notably retaining walls and riprap, as well as careful channelling of surface water.

In addition to the planting required by the permit and the various ancillary structures, the development also includes an access footbridge, a noteworthy construction, partly made of prefabricated materials, which is essential for crossing the considerable height differences in the surrounding area.
