Eolia

Located to the south of Cossonay-Ville, the project marks a harmonious transition between the densely built-up center and the residential neighborhoods composed of villas and small buildings.

Location

This ambitious project, developed by the owner Seraina Investment Foundation and built by the Alpenda company, contributes to the dynamic growth of this rapidly expanding town, which now has 5,000 inhabitants.

Eolia is the result of a competition launched in 2014 for the development of the area along the Route de Morges, and represents a milestone in the expansion of Cossonay-Ville.

Program

Seraina Investment Foundation developed a project comprising five residential and three commercial buildings, creating a dynamic neighborhood. Alpenda built 80 apartments (67 condominiums, 13 rentals), offering a variety of residential options. The commercial area, integrated into the project, comprises around ten premises with ground-floor sales areas and basement storage areas, providing convenience for residents.

Project

The program was judiciously divided in plan and elevation, perfectly integrating the five buildings into the urban fabric. The staggered volumes adapt harmoniously to the slope of the land, offering a modern, refined aesthetic. The majority of the homes are walk-through, offering a high degree of privacy.

The facades, with metal slabs and attics in darker shades, lend sophistication to the project. The shops, separated from the residential units and located along the Route de Morges, preserve the tranquillity of the residential buildings by keeping them away from road nuisance.

Realization

The high-quality materials used for the common areas combine robustness and aesthetics. Rough concrete staircases add a contemporary touch, while white plaster walls and ceilings create a luminous ambience.

The matching tiled floor completes the project’s sober aesthetic. The metalwork elements, with their vertical bars, add a distinctive identity. The carefully selected finishes of the apartments offer tenants a wide choice.

Techniques

The Eolia project incorporates advanced technologies for optimum comfort and exemplary energy efficiency. Heating is provided by heat pumps with geothermal probes, and geocooling is used for cooling in summer.

Condominiums have single-flow ventilation, while rental apartments have double-flow ventilation. All Minergie-certified buildings feature photovoltaic panels, maximizing energy self-consumption and reducing the carbon footprint.

Special measures

Strict measures for groundwater management called for innovative solutions. The absence of perimeter drainage led to the installation of a watertight white tank for the basements and parking lot, guaranteeing optimum protection against infiltration.

The parking lot slabs were oversized to ensure the stability of the constructions, underlining the commitment to safety.

Exterior fittings

The exterior spaces have been designed to provide a pleasant and functional living environment. The central area ensures a smooth flow of traffic, with concrete pavers for pedestrians, grassed pavers for parking, and asphalt for vehicular access.

Between the buildings, flower meadows, fruit trees and biodiversity features (nesting boxes, beehives, insect hotels, compost bins) create a friendly environment. Vegetable gardens and meeting spaces enhance the conviviality, while private areas, separated by hornbeam hedges, ensure residents’ peace and quiet.

Challenges and strengths

The almost simultaneous construction of the eight buildings was a major challenge, which was met thanks to rigorous planning and exemplary coordination of the teams and contractors working on the site.

The Eolia project, developed by Seraina Investment, offers quality housing in a new district that is perfectly integrated into its urban environment.

This project has created a modern, sustainable living space that meets the current and future needs of the residents of Cossonay-Ville.
