In the fast-growing municipality of Courtepin, close to the urban centers, the Courtaman neighborhood had one last plot of low-density land.

Situation

Located in a peaceful environment close to all amenities, this new neighborhood is specially designed to meet the needs of families. It benefits from easy access to public transport networks, while offering a relaxing natural setting.

Project

The development is built on a gentle slope, with blocks of 5 or 6 villas arranged in parallel. Although the density is considerable, the villas are designed to blend harmoniously into their surroundings. The cut-outs in the new volumes reduce their scale and relate them to the surrounding villas.

Taking full advantage of the topography, the project provides each villa with its own quality views. The level of the access road makes it possible to manage entrances and parking. As a result, living rooms enjoy a high degree of privacy, while extending onto terraces to the west and gardens to the east.

Despite its density, Colline de Praly stands out for its sloping layout, the distribution of villas and the care taken to ensure that each owner enjoys his or her own privacy.

Realization

The load-bearing structure is made of reinforced concrete, lined with two types of polystyrene insulation. The windows are made of wood and metal, and the roofs are planted with vegetation.

Inside, the floors are parquet or tiles, depending on the nature of the premises, the walls plastered and the ceilings smoothed.

Technical

All villas are equipped with their own air/water heat pump for energy production. The foundations have been stabilized by the installation of piles.

Exterior fittings

On the Colline de Praly, vegetation is an integral part of the project, forming a screen of coolness and privacy. In the gardens, native species are planted at the back of the plots, contrasting with the light-colored concrete of the facades.
