Project details

These luxury apartments are located just a stone's throw from the station and the center, in a residential neighborhood.

The demolition of an old villa has enabled the construction of a new building at Rue de Mauverney 2, Gland. The building's location is conducive to soft mobility and energy savings, as it is characterized by its energy efficiency.

Program

The project comprises 15 apartments, from studio to 2.5-room, spread over three levels. A basement level houses individual cellars, a baby carriage room and a bicycle shed. The 12-space parking lot is located outside.

 

Project

The designers’ intention was to create balconies that encircle the building. With the exception of the studio apartments, all units have exterior access on two sides. This advantage is enhanced by the very large glass openings on the balconies. To blend in better with the residential area, the building’s height – with its flat roof – has been limited.

Realization

The new building is certified HPE (Haute Performance Energétique), a label that guarantees a favorable coefficient between the building envelope and its own energy production, as well as other energy-saving measures. This is achieved through the use of photovoltaic panels on the roof, and the production of heat by a gas-fired boiler. A single-flow ventilation system provides air to the premises. The roof is planted with vegetation and the building is equipped with a water softener.

 

Exterior fittings

Access to the new building is via Rue de Mauverney, with an asphalt road. Landscaping included the planting of major shrubs and trees, as well as turfing of the entire landscaped area. The entrance to the building is paved, with external mailboxes and intercom system.

Challenges and strengths

The main challenge faced by the builders was the small size of the site and its location in an urban environment. On the other hand, the environment and central location encourage soft mobility. The building is also characterized by the quality of its interior and exterior finishes.
