When you think of a listed architectural complex, you sometimes also think of a building that has lived a long time... and needs to be brought up to modern rental standards.
Situation
Classified” building. This was the case at 15, rue Emile Yung, Geneva. The twelve existing apartments showed weaknesses in terms of the state of the electrical network, heating system, kitchens, bathrooms, windows and so on.
The plan was to give the building a facelift to improve tenant comfort and take advantage of the attic space to create new accommodation.
Realization
The first project, for two large attic apartments, was opposed by Asloca.
A compromise was finally reached to create four new apartments – two three-bedroom and two five-bedroom – all of standard comfort. For the twelve existing apartments, the work was complex and multifaceted. Externally, the facades, with their similar stonework and old-fashioned rendering, were restored. The windows were converted to double glazing, the shutters restored and the roller shutters replaced.
Inside, the kitchens and bathrooms have been refurbished. Other rooms, notably the halls, were also renovated. All fixtures and fittings have been upgraded, including a new electrical network, new gas-fired heating, solar hot water production, a new laundry room and modernized cellars.
The roof was insulated to create the four new apartments, some of which are lit by velux windows. A skylight with smoke extraction also brings light to the upper levels.
Finally, to serve both old and new tenants, the elevator has been replaced by a panoramic elevator.
Special features
The work was regularly monitored by the Monuments and Sites Department, whose requirements were scrupulously respected.
They were carried out without the tenants having to move.
As a result, the work was carried out carefully to minimize the impact on tenants. Finally, despite opposition to the first project, the initial schedule was respected.
